There has been a lot of skepticism around the $1.2 billion Gateway South project. Largely because St. Louis is jaded by undelivered promises of developers in the past.

This project is different in that it’s built around existing infrastructure and targeted at a real growth industry. It also has the backing of quite a few power hitters in the region. Missouri has great incentives for advanced manufacturing, an existing robust construction ecosystem, and is strategically located.

Word on the street is that more than just the first phase, roughly $200 million, is financed. And City and State incentives demonstrated nearly that much a few months ago.

Last week, they announced that the site will host the 2025 Gateway Decathalon.

“Armed with $1.2 million in seed funding, a dozen university teams in the next two years will design and build houses to participate in 10 competitions at the event. The houses will be transported to St. Louis and will be open to the public as an interactive display during the competition, which is centered around the future of housing design, the developer said.”

More on the Decathalon.

I’d expect more concrete announcements in the coming weeks.
